Rental & Reservation Terms

Please read the following important information before submitting your application and making your reservation payment:

You will shortly receive an email from our team confirming your reservation and providing you with the details of the studio you have reserved.

There will be a 7 day deadline to complete the application form and provide information for a right to rent check.  Failure to do so may result in your application being cancelled and your reservation fee being retained.

  • The property will be removed from the market following receipt of completed and signed forms, as indicated by our team, and the holding deposit being paid.
  • The holding deposit will be NON-REFUNDABLE if any of the prospective tenants:
    • Fail a Right to Rent check.
    • Provide false or misleading information when completing references.
    • Notifies Westgate One before the deadline for the agreement date that they wish to withdraw and no longer wish to enter into a tenancy agreement.
    • Fails to take all reasonable steps to enter into the Tenancy Agreement.
    • Failure to notify the referencing team of any possible CCJ’s, IVA’s or bankruptcy that will be found during the referencing process.

Before moving into the property, we will require the tenancy deposit and balance of the first months or full rent upfront rent as detailed above.
Please note the balance of rent monies would be due 14 days before the tenancy start date.

Right to rent checks:

Under Section 22 of the Immigration Act 2014 & 2016, Westgate One are required to check that all tenants who occupy our properties have the correct legal status to live in the UK.  This means that before you can apply to rent a home in England, we must undertake passport and immigration checks.

To carry out a right to rent check, we must:

  • Check an original item of documentation to make sure you have the right to live in the UK legally.
  • Check the documents of any other adult occupiers aged 18 or older living at the property.
  • Make copies of the documents and securely store them throughout the tenancy and for at least one year afterwards and make follow up checks where identification is time-limited, e.g. a student visa.
  • Acceptable documents include a UK passport, permanent residence card, visa.
  • If you are currently residing abroad, you must provide a share code from the Home Office.
