How It Works
Thank you for looking choosing to live at Westgate One, we are excited to welcome you!
Before you make a reservation and apply for one of our studios, here’s what you need to know about the application process and living at Westgate One:
1. Choose A Studio:
Across the four blocks that make up Westgate One (Griffin, Davey, Bedford and Freeman) we have lots of different styles of studios available, so head to Find A Studio and choose which you’d like.
Our studios offer a wide range of features, from bay window seats to a city skyline view so look at the filters that are available to make sure you find your perfect home with us.
2. Book A Viewing:
If you can’t decide which studio you’d like to choose then book, a viewing with our Lettings team and we’d be delighted to show you around a selection of studios that match your budget and requirements.
If you’re looking to secure your accommodation before you arrive in Canterbury, then we can arrange online viewings of our studios using WhatsApp.
Whichever way is easiest for you, please use the Arrange A Viewing service to book the time in with our Lettings team.
You can, of course, skip the viewing altogether and trust our Lettings team to offer you a studio that matches your budget and any specific criteria you have.
3. Make A Reservation:
Now you know which studio you’d like to apply for, our Lettings team will send you the following information for you to read through, sign and send back to us:
- Application Form – capturing all your personal details, guarantor details (if required) and all the terms of your tenancy at Westgate One
- Tenants Information Sheet – detailing all the information you need to know about the application process, when payments will need to be paid for etc.
- Certified Identification Form (giving us your authority to review and store your identification details)
- Privacy Policy – making sure you know how we use your data and store it, in accordance with GDPR etc.
We will also send you a link to our website where you’ll need to reserve the studio online and make a payment to hold the property for you (a holding deposit).
alternatively, if you haven’t already been in contact with our Lettings team and you’ve chosen a studio from our website already, you can use the Reserve Now option when you’re on the studio you have chosen, fill out the reservation form and make payment for the holding deposit.
Our Letting team will then send you over all the forms above that we need from you to start your application process.
HOLDING DEPOSIT
This holding deposit will be the equivalent of one week’s rent (calculated by monthly rent X 12 / 52) and is refunded back to you by deducting it from your first rent payment, which is due before your tenancy starts.
It will be refundable after 15 days if we decide not to rent the property to you, however, should you provide false or misleading information, fail referencing, withdraw your application or you fail to take reasonable steps to enter into an agreement within these 15 days, this deposit will be withheld, and the property will be remarketed.
4. Referencing:
Next, once you’ve emailed all the relevant documents back to our Lettings team, we will send it all onto our colleagues at Finns Lettings, who will be in touch with you directly to carry out the following:
- Referencing checks
- Guarantor checks (if required)
- Right to Rent checks
- Draw up the Assured Shorthold Tenancy (tenancy agreement) and send it to you to e-sign
- Confirm the rent payment that is due to be paid at least 14 days prior to your tenancy starting
- Take a tenancy deposit from you (equivalent to 5 weeks rent). This is to cover any damages, cleaning, rent arrears or other charges that arise or are overdue on your account which are your responsibility when you vacate your studio.
RIGHT TO RENT
As part of the ‘Right to Rent’ law, Landlords and or Agents must check that all adults living in the property have the right to live in the UK.
All adults (persons over the age of 18) who will live in the property have to be checked, regardless of nationality. This includes people who will live in the property but aren’t named on the tenancy agreement.
Any person residing in the UK is only required to produce a passport to prove their Right to Rent.
Any person coming from outside the UK will be required to show their permit card or VISA to accompany their passport.
If any tenants do not have a passport, please speak to a team member immediately.
If we are not satisfied with the identification received, we may request further verification. If you fail the right to rent check then you will lose your holding deposit and the property.
5. Moving In:
Our Lettings team will be in touch with you as your application progresses and will send you the following information to read thoroughly before you move into your apartment at Westgate One:
- Welcome Pack: this tells you everything you need to know about living at Westgate One
- PropertyFile link: this will be an email that will be sent to you, which you need to click a link and register with, so that you can report any maintenance issues throughout your tenancy
- Arrange check in: We need to know when you will be arriving at Westgate One to move in, so our team will need a date and time to book you in. Please note you’ll only be able to move in once Finns have confirmed you’ve signed your AST and you’re fully paid.
When you arrive, our friendly team will be ready to have you your keys and take you through to your new studio and give you the tour of Westgate One!
