Tenant Fee Schedule

When renting a property in England on an Assured Shorthold Tenancy (AST), there are certain fees that may apply to you, as the tenant, when applying for a property, throughout your tenancy and at the end of your tenancy.

The list below shows typical fees that may apply to you:

HOLDING DEPOSIT:

To reserve one of our studios, we require a refundable holding deposit to be paid.

This holding deposit will be the equivalent of one week’s rent (calculated by monthly rent X 12 / 52) and is refunded back to you by deducting it from your first rent payment, which is due before your tenancy starts.

It will be refundable after 15 calendar days if we decide not to rent the property to you, however, should you provide false or misleading information, fail referencing, withdraw your application or you fail to take reasonable steps to enter into an agreement within these 15 days, this deposit will be withheld, and the property will be remarketed.

TENANCY/SECURITY DEPOSIT:

This is a security deposit equivalent to 5 weeks rent (where the annual rent is less than £50,000).

This deposit is held and protected by Finns, our letting agent, and is to cover any damages, cleaning charges, rent arrears or other charges that arise or are overdue on your account which are your responsibility when you vacate your studio.

CHANGES TO YOUR TENANCY:

If something changes and your tenancy agreement needs to be updated, then a fee to amend the tenancy is applicable, where you request the change, which will be £50.00 per change, or reasonable costs incurred if the work involved amounts to more than £50.00.

A change of tenancy may be due to a change in occupier, adding or removing a clause in the tenancy or for anything relating to obtaining permission from us (the landlord).

EARLY TERMINATION (TENANTS REQUEST):

As a tenant on a fixed term agreement (AST), you do not have the right to end your tenancy early.
Should you request to leave the property early and break your contract, in some exceptional circumstances Westgate One may agree to market the property to try and secure another suitable tenant to take over your tenancy.

If they are successful, then you will need to continue paying rent up until the new tenant takes occupation. You will remain responsible for the property and paying rent until a new tenant is Found or your tenancy expires, whichever is soonest.

You may be charged reasonable costs incurred by us (the landlord) for permitting and arranging for you to leave early.

This includes but is not limited to any marketing, agency fees and referencing costs we will incur from re-letting the property early.

LATE PAYMENT:

You will be charged default fees for late payment of rent.

Late payment of rent will be charged on rent more than 14 days overdue at 3% above the Bank of England’s annual percentage rate for each day that the payment is outstanding (for a late rent payment).

REPLACEMENT KEYS

If you lose your keys, there will be a charge for a replacement set. Costs are as follows:

Electronic Fob: £25.00
Front Door Key: £10.00
Post-Box Key: £10.00
Total Set: £45.00
